FAQ
If I offer the asking price, does the seller have to sell the property to me?
No, that’s not necessary. The asking price is an invitation to bid, not a guarantee. The seller still has the right to decide who to sell to.
What does “under offer” mean?
This means the seller is negotiating with one candidate. You can still make an offer, but the seller can’t continue with you until the initial negotiations end.
What does “kk" (Buyer cost) mean?
These are the additional costs on top of the purchase price, such as transfer tax and notary fees. On average, expect to pay 5-10% of the purchase price.
What is the cooling-off period?
After signing the purchase agreement, you have a three-day statutory cooling-off period. During this period, you can cancel the purchase without giving a reason.
The real estate agent is asking an extremely high price for the house. Is that allowed?
Yes, that’s allowed. The seller and the real estate agent determine the asking price together. Ultimately, the market (buyers’ offers) determines the property’s value.
Can the broker negotiate with more than one candidate at the same time?
Yes, that’s allowed. This often happens in Amsterdam too, because there’s a lot of interest. A good real estate agent communicates this transparently, so you know what to expect.
When am I in negotiation?
You’re only in negotiation once the seller substantively responds to your offer (for example, by making a counteroffer). Simply holding a viewing or having an informative conversation doesn’t automatically constitute negotiation.
